ACP Cladding & Structural Glazing Cost in Bengaluru (2026)
What ACP cladding, structural glazing, curtain walls and HPL cladding cost per square foot in Bengaluru, what pushes a facade quotation up, the fire-safety question to settle first, and the checks before you sign.
Most commercial buildings in Bengaluru get their face from one of four systems: aluminium composite panel (ACP) cladding, structural glazing, a glass curtain wall, or panel cladding in HPL or fibre-cement. Quotations for the same elevation can differ by a factor of two — usually because they are not pricing the same facade. These are the numbers to sanity-check them against.
Indicative facade costs per square foot
| System | Indicative rate | What the rate usually covers |
|---|---|---|
| ACP cladding, installed | ₹180 – ₹300 / sq ft | 4 mm panel on an aluminium sub-frame, sealant and labour; a CPWD-style Bengaluru rate analysis lands at about ₹180–275 |
| ACP sheet, material only | ₹85 – ₹290 / sq ft | Manufacturer list prices by thickness (3–6 mm) and coating; frame, fabrication and fixing extra |
| Fire-retardant (FR) ACP | about 25–30% over standard core | Material premium at manufacturer list prices |
| Aluminium structural glazing | ₹225 – ₹450 / sq ft | Bengaluru contractor rates for the aluminium system; check what glass is assumed |
| Semi-unitised glazing | ₹550 – ₹1,000 / sq ft | Contractor rates with double-glazed units |
| Glass curtain wall, full system | ₹800 – ₹2,500+ / sq ft | Performance glass and engineered system; wide range by specification |
| HPL exterior cladding, installed | ₹350 – ₹850 / sq ft | Contractor rates; panel brand and sub-frame decide |
| Aluminium louvers and fins | ₹175 – ₹550 | Per sq ft or running ft depending on profile |
What moves a facade quotation
- The sub-frame — aluminium or mild steel, its gauge and anchoring. It is invisible after handover and one of the largest cost lines.
- Glass specification — single or double-glazed, tinted, reflective or low-E. A "structural glazing" rate without a glass specification is not a price.
- Height and access — scaffolding, cradles or boom lifts, safety netting and working above an occupied entrance can add ₹50–200 per sq ft on taller buildings.
- Panel grade — thickness, core (standard or fire-retardant) and coating (PVDF lasts longer outdoors than polyester).
- Geometry — returns, fins, curves and small panels add fabrication time and wastage.
Settle the fire question first
Standard polyethylene-core ACP burns, and cladding fires abroad changed how it is treated. In India, fire-NOC conditions increasingly expect fire-retardant or non-combustible cladding on buildings above about 15 m, and IS 17682:2021 classifies ACP into fire-retardant and non-fire-retardant grades. Manufacturers themselves advise replacing polyethylene-core panels on high-rise buildings with FR grade. Confirm your building’s Karnataka Fire & Emergency Services NOC conditions before the panel is specified.
Why facades fail
- Water ingress at joints: low-grade or wrong sealant, missing backer rods, or blocked drainage paths in the glazing system.
- Delamination and oil-canning: panels with poor core bonding, or thin panels spanning too far between supports.
- Warping and opened joints: thermal movement not allowed for in the fixing design.
- Corroded sub-frames: untreated mild steel behind the panels.
Before you sign a facade contract
- Panel brand, thickness, core grade and coating named — not "ACP, 4 mm"
- Sub-frame material, section sizes and anchoring method in the quotation
- Glass make, thickness, type (single / DGU, low-E) and the sealant brand
- Shop drawings and a sample or mock-up approved before fabrication
- Access method, safety measures and protection of the existing building priced in
- Coating and workmanship warranties in writing, with what voids them
- A maintenance schedule — when to inspect and reseal joints
