What this looks like done

The hardest part of building a house in Bengaluru is not construction — it is comparison. Three contractors will quote three different numbers for what sounds like the same house, and the differences hide in steel grade, cement brand, wall thickness and what "standard fittings" means. We normalise quotations so you compare like with like, then track the build against the agreement.

Indicative construction cost in Bengaluru (2026)

SpecificationIndicative rate
Standard finish₹1,900 – ₹2,300 / sq ft
Premium finish₹2,300 – ₹2,900 / sq ft
Luxury finish₹2,900+ / sq ft
Built-up area rates from recent Bengaluru quotations, excluding land, approvals, compound and interiors. Confirmed only after plot assessment and detailed specification.

For a typical 30×40 plot (1,200 sq ft), a G+1 house of about 2,000 sq ft built-up area lands between ₹40 lakh and ₹58 lakh at standard-to-premium finish. Our 30×40 cost guide breaks this down stage by stage.

Common questions

Are you the contractor?

No — and that is the point. We are the coordination layer: we select from screened contractors, structure the agreement, and review progress on your behalf. The contract for construction is transparent about who builds and who coordinates.

What does coordination cost?

It depends on scope — from a fixed fee for quotation comparison alone to a percentage for full execution tracking. The fee is quoted in writing up front, never buried in the construction rate.

Do you handle plan sanction and khata?

Approvals and property paperwork are handled with our sister platform Sevantay, which specialises in documentation and government processes. One journey, coordinated between the two teams.

How long does a G+1 house take to build?

Realistically 8–12 months from excavation to handover in Bengaluru, depending on design and monsoon timing. Anyone promising five months is planning to disappoint you.
