- 4Document verification coordinated in parallel if you want it
- 5A follow-up call to walk you through what we found
A resale flat can hide a lakh of problems behind fresh paint: seepage that returns every monsoon, aluminium wiring from the eighties, plumbing that was patched instead of replaced. An inspection before purchase turns those surprises into either a negotiation point or a walk-away — both cheaper than discovery after registration.
What the report covers
- Room-by-room condition with photographs
- Seepage and dampness map — where, how bad, likely cause
- Electrical: wiring age, earthing, load adequacy
- Plumbing: pressure, drainage, visible pipe condition
- Doors, windows, flooring and finish condition
- Indicative cost band for the fixes we would recommend
Where something needs a structural engineer or a specialist assessment, we say so and coordinate it — the report tells you what we know and what needs deeper eyes, not a false all-clear.

Common questions
How much does an inspection cost?
A standard flat inspection with photo report is a fixed fee quoted up front when you enquire — it depends on size and location. Specialist assessments (structural engineer, borewell, legal) are quoted separately if needed.
Can you inspect before I make an offer?
Yes, with the seller's permission for access — which is itself informative. Most inspections happen between offer and agreement, before token money becomes agreement money.
Do you check the documents too?
Document verification — title flow, EC, khata, tax receipts — runs through Sevantay, our documentation platform. Ask for both and you get one coordinated report.
