Waterproofing in Bengaluru — When Repairs Are Enough and When They Are Not
Seepage is Bengaluru's most common property complaint. Here is how to read the symptoms, when a chemical treatment genuinely works, and when paying for the full system is the cheaper decision.
Every monsoon, the same conversation happens across Bengaluru: a damp patch on the ceiling, a contractor who promises a ₹6,000 chemical coat will fix it, and — two monsoons later — the same patch, larger. Sometimes the cheap fix is right. Knowing when is the entire game.
Reading the symptoms
| Symptom | Likely cause | Honest fix |
|---|---|---|
| Damp ceiling patch below terrace, worse in rain | Failed terrace membrane | Usually full terrace system, not a patch |
| Damp wall below a bathroom | Failed bathroom waterproofing or leaking pipe | Pressure-test pipes first; redo bathroom membrane if intact |
| Damp lower walls, ground floor | Rising dampness / no DPC | Injection DPC or exterior drainage correction |
| Hairline damp along one crack | Structural or plaster crack | Crack treatment — genuinely a small job |
| Efflorescence (white salts) on exterior | Water travelling through masonry | Exterior coating after fixing the source |
When the small fix is honest
Crack injection, a failed pipe joint, a clogged terrace drain pooling water against a parapet — these are real repairs with lasting results. What a surface coat cannot do is resurrect a terrace membrane that has failed across its area: water travels laterally under the screed, so the visible patch is rarely above the actual breach. If a contractor proposes a patch over a large slab without finding the entry path, you are buying a postponement.
