Before the Next Heavy Spell: a Monsoon Checklist for Bengaluru Property
Ten checks that take one weekend and prevent the classic monsoon claims — terrace drains, balcony slopes, external cracks and the electrical points that should never get wet.
Most monsoon damage in Bengaluru is not caused by the rain — it is caused by the eleven dry months in which small things were not fixed. This checklist is the pre-monsoon routine we run for maintenance clients; all of it is doable in a weekend.
- Clear every terrace and balcony drain — leaves, tennis balls, cement debris. Pooling water is how membranes die.
- Check the slope: water on a balcony should reach the drain within a minute. Standing rings mean the slope has failed.
- Walk the parapet walls: cracks at the base of parapets are the most common terrace entry point.
- Look up at your external walls from the street: vertical stain lines mean an overflowing or leaking pipe above.
- Overflow pipes from the overhead tank: should discharge clear of walls, not down them.
- External AC points and cable entries: sealed, or open holes into your wall?
- Window sills: do they shed water outward, and is the sealant intact?
- Any external electrical point (pump, gate motor, garden): covered, earthed, RCD-protected.
- Basement or ground floor: check the sump pump actually runs before you need it.
- Photograph everything now — a dated "before" photo makes any insurance or society conversation easier.
Found something in the walk-through? A drain unblocking is a phone call; a parapet crack is a small job now and a ceiling stain by September. Send us a photo and we will tell you honestly which one you have.
